Why do some houses sit while others sell?

I came across this video today by Jay Papasan, an executive with Keller Williams and coauthor of The Millionaire Real Estate Agent, The Millionaire Real Estate Investor & SHIFT. I thought his explanations of being “on the market” vs. “in the market” and “no man’s land” were well stated. I’m a huge fan of visual displays of concepts too, so his x/y axis resonated with me.
