That place where shiplap & murder meet

There’s going to be a new home renovation show that focuses on murder houses. How crazy is that? It’ll be called Murder House Flip and it’s going to air in 2020. I can already imagine adding shiplap to the walls to erase a heinous history… Anyway, here are some things on my mind.

1) Not the home’s fault: Often when talking about notorious homes we hear things like, “It’s not the home’s fault” or “It’s unfair to penalize the house.” I get that, but let’s remember buyers aren’t just purchasing the home. They’re inheriting all the stories and history too. Anyone who has ever owned a home knows this is true because neighbors will definitely tell you about the previous owners and especially anything big that happened at the property. While a home is technically innocent, it doesn’t mean buyers aren’t discerning or making judgement calls about value.

2) Stigma fades: A property with a crime in its past can certainly have a diminished value, but the loss in value may not last forever. What I mean is right after a gnarly situation buyers might react quite negatively, but over time the tendency is to care less, forget, move on, or not even know what happened decades ago. It would be like saying, “A man was murdered here yesterday” compared to “A man was murdered here in 1917.” Would there be a difference in your mind? Maybe so. But for something really notorious the question becomes how long stigma can last. This is why I’m watching the John Wayne Gacy property. The original home was actually demolished, but can stigma remain with the site despite the new home?

3) No one-size-fits-all adjustment: How much does a murder affect value? There’s no one answer to satisfy all situations. It likely depends on when the murder occurred, the nature of what happened, and whether it took place inside or outside. It could also depend on the price range or location as some sub-markets are more sensitive than others. My experience locally is buyers at lower price points tend to be more forgiving about certain issues compared to higher price points (generally speaking).

4) One buyer vs the market: It’s possible a particular buyer might not care about a property’s history, but market value isn’t just about one buyer. What would most buyers pay? Last year I ran a poll about the alleged Golden State Killer’s house and asked people to consider if there would be any price impact if this home came to the market. It was a fascinating conversation with many layers, but one thing that kept coming up was the idea that one buyer might not even care. That’s true. But again, market value isn’t just about what one buyer would do. It’s like this. Imagine lining up 100 qualified and interested buyers. What would be reasonable for them to pay? That’s sort of what market value looks like.

5) Crunching numbers: I appraised a murder house recently and interviewed about ten local real estate agents who sold a murder property in the past. Here’s a blurred view of my data collection. Some agents said there wasn’t any impact to price and others would say stuff like, “It probably sold $25,000 lower.” In short, the answer wasn’t always the same, which meant I had to consider which data points were relevant for my situation. This is huge because it’s easy to find one murder house and call it a day because now we have data. But what happened with one home under $200,000 may not mean anything at the $800,000 price point. Thus some data toward the lower end of the market ended up being less relevant during my appraisal.

An episode of Murder House Flip in Sacramento: There’s going to be an episode set in Sacramento to focus on the Dorothea Puente property. If you didn’t know, she was an older woman who ran a “boarding” house in the early 80s, but instead of giving clients respite she drugged them, buried them in the backyard, and collected their social security checks. This property has sold four times in the past twenty years as seen below.

By the way, there was a documentary made about this house and the owner has even given tours. This goes to show another aspect of a famous home is monetization. In this case though the owner donated tour proceeds toward organizations working with the homeless.

Keep in mind entire books are written about this stuff and I’m only scraping the surface here. I hope it was interesting or helpful though.

Dude, my house is worth more now, right? Because of that one thing.

My house is worth more now, right? Or maybe it’s worth less because of that one thing? I get questions like this all the time, so here’s some thoughts swirling through my mind. Skim the headings or dig in. Anything to add?

Questions I’ve heard recently:

  • Will prices rise because a nearby restaurant got a Michelin Star?
  • Did my value go up because of the new arena in Downtown Sacramento?
  • My house is worth more because Lady Bird was filmed here, right?
  • Is my house worth more because of that $5M record sale?
  • Would values decline if a new hotel is constructed 1.5 miles away?
  • A new Starbucks down the street makes value go up, right?
  • Will it damage neighborhood values if there’s a cannabis facility nearby?
  • Will a new gas station impact neighborhood prices?
  • Will the Golden State Killer’s house affect my value?
  • Are values going to decline if the school district is taken over by the state?
  • How will adding a casino nearby affect value?
  • Will prices go down if that new teaching hospital happens?

Not a dissertation: Many of these questions are truly complex and they could be research papers. At the same time we read some of these and think, “C’mon man, there’s no way that impacts value.”

Quick truth: We can get so trigger-happy about thinking everything makes a difference for value, but that’s just not the case. It’s like when a home owner says, “Yo, I got a new faucet in the bathroom. How much does this add to value?” Probably nothing. The market just isn’t that sensitive.

My Michelin Star poll: I ran a poll on Twitter after getting a fantastic question about whether Sacramento’s first Michelin Star would be a positive for the surrounding residential neighborhood.

This wasn’t a scientific survey, but it’s interesting to hear what people think. I tend to agree with the majority too. My sense is the Michelin Star will give bragging rights to neighbors, but I’m not sure buyers would truly pay more in an entry-level area to be closer to a top-tier restaurant. Keep in mind if this restaurant did begin to help the commercial market thrive, then maybe that could spill over into the residential market. Otherwise let’s not overthink this.

Generally speaking: If something has little impact on an area, it’s probably not going to affect value much. Let’s remember that when making value claims and thinking through issues. But if something persuades or dissuades buyers, then it could be a big deal for the market. In other words, will people buy or rent for more or less because of the thing? This is the type of market-based thinking we need to consider.

The arena: As an example, the new arena in Downtown Sacramento has been a game-changer because it’s drawn people and other businesses into the city. It’s been a catalyst for development in the immediate market. But that doesn’t mean a buyer ten miles away would pay more for a house because of the new arena. I say fat chance.

Lady Bird: Would someone pay more for a house because the movie Lady Bird was filmed in the neighborhood? I’m not saying the answer is NO, but I just haven’t met a buyer yet who said, “I totally paid more because of Greta Gerwig’s cinematic masterpiece.” Objectively speaking, I can only find four listings that mention the movie too, and that may be telling.

Two takeaways:

1) One thing: Let’s be cautious about looking for value under every rock. What I mean is it would be wise to remember not everything we encounter is going to sway buyers to pay more or less.

2) Support: Let’s think critically and be sure to look to data to support our value conclusions. At the end of the day we can make claims about how a certain something impacts the market, but what do stats and data actually show? That’s what matters most.

Using the front porch to build community

One of the best ways to build a sense of community with neighbors is to use the front porch. Of course one obvious problem is many houses these days only have a small “courtesy slab” porch big enough for collecting mail, herding guests through the front door and maybe setting out one chair if you’re lucky.

The importance of the porch: The porch is a middle ground between private space inside and totally public space on the curb. It lacks the intimacy of the interior, yet it’s more intimate than the front lawn since it’s one step closer to inside. A porch is honestly a “neighbor magnet” because it’s easy to attract conversations when neighbors are walking by. After all, it’s not threatening to walk up to a porch to chat for a few minutes since it’s a warm and more public place (in contrast to knocking on a door where someone may or may not be wanting visitors). Also, you can invite others to join you for conversation or drinks, yet you don’t have to clean the house (always a bonus).

Today I’d like to share my experience about how I expanded our porch a few years back and the impact it’s made on connecting with neighbors.

When we purchased our home, it had a flower garden in the front. Being that I’m a talented flower killer, I always envisioned a porch in its place. The garden honestly seemed like a ready-made spot for easily enlarging our porch.

Here is the frame, so you can begin to see a more traditional porch take shape. At this point neighbors were wondering what we were doing.

Now it really started to come along. Yes, those are candy corn lights during Halloween. We love being festive.

The slats are now being installed. Honestly, I should’ve laid concrete before the slats went in, but that’s sometimes how it goes when building something for the first time. Yes, those are icicle lights during Christmas.

Laying down some concrete. Since I’m not a concrete guy, I hired this part out, but helped out with the process to save a few greenbacks. We could’ve easily laid down pavers instead.

The finished product. This is now a place that can fit a small group of friends, family or neighbors. It’s a natural gathering spot to build relationships. Frankly, I think it’s a selling point too and a boost to property value.

By the way, here is my latest wood creation. I built a porch drink table last week out of scrap wood (hence the reason why I’m thinking of porches this week).

The impact of the porch: I’ve loved having a larger porch. It’s been perfect for neighborhood kids to come sit on as well as watching my own kids ride their bikes. Sometimes I’ll play guitar and then have a neighbor bring her “axe” over to jam with me. It’s perfect for inviting walkers to sit down with us for a few minutes. The porch comes in handy when doing neighborhood BBQs for people who really want to sit away from the crowd. It’s great to simply wave to neighbors we know and even others we don’t. It’s nice for late night talks with my wife, and it’s fantastic for drinking smoothies with the kids. I could go on and on.

Isolated society: This is important because our society today is much more isolated than it used to be. Sometimes we even value isolation to the point where it’s no longer common to talk with neighbors or even know their names. Frankly, when neighbors stop knowing each other, it’s harmful because “silence is golden” only in the movie theatres. Ultimately we need a greater sense of connectedness in our communities to overcome obstacles, fight crime and most of all establish a stronger sense of “home” in our tracts. Not everyone has to be a social butterfly of course, but we do need to individually contribute to the community somehow.

Having an enlarged front porch for my family fits nicely into a paradigm of connecting with the community and overcoming isolation. While it’s aesthetically pleasing, the real goal of expanding the porch was about being intentional to connect with neighbors. I know I’m a bit of a porch and community evangelist, so I hope I’m not sounding too preachy, but I’m excited about the way we can use design to build relationships and discover the joy of neighborhood life.

Questions: Builders these days too often neglect traditional neighborhood design, which makes the porch mostly useless. Why not bring some of that back though? What if the way we designed our porches and front yards could help foster a sense of community with others? What if the yard could help promote relationships instead of just swallow water?
