Capital Village Neighborhood

The value of “street view” on Google Maps

Do you use the Google Maps app on your smart phone? Have you seen the “street view” feature yet? This feature is of course available online, but it’s neat to see on a smart phone too. I think “street view” is a great tool to begin to see a neighborhood in more detail before physically going there. Have a look at the video below (or here) and let me know how you think street view might come in handy for you.

If you have an iPhone and need to use “street view”, check out this well-written article from REbliss. The iPhone and Android app are similar, but they do have differences.

Natomas Field vs. Capital Village: Nearly identical models, but different locations

It always tickles my real estate mind to see a builder construct the same exact models used in one community in an entirely different neighborhood somewhat nearby. Of course, this happens all the time in tract construction throughout the Greater Sacramento Region, and we don’t bat an eye because most of us don’t see all the different neighborhoods. But “Natomas Field” by Beazer Homes stands out to me because of the vibrant colors of the “Fusion” units first seen in the “Capital Village” neighborhood in Rancho Cordova. If you’re local, the images below of “Natomas Field” off Arena Blvd & I-80 look pretty much like Capital Village, right? (minus a difference in colors for the vibrant units).

The video below will help you get a good sense of the Capital Village neighborhood. Capital Village is located off of Zinfandel and Highway 50. I shot this video tour in June 2009 and it has about 1,800 hits so far on YouTube (good for a video like this, but bad if I was a rockstar).

One important thing to note is that the Natomas Field neighborhood has not yet been completed, and there is currently no ongoing construction. In contrast, much of the construction at Capital Village has been completed thus far, and there are still homes being built and sold (new construction is actually a rarity in the Sacramento area right now due to the low cost of housing). Note that Capital Village will eventually expand south of International Drive too, so only the northern portion is approaching completion. There is no commercial property within immediate walking distance to Natomas Field, but Capital Village has quite a few commercial properties and corporations right next to the neighborhood. Both communities do have at least one local park and are located within close proximity to a major highway (50 or 80).

Christmas Tree Lighting in the Capital Village Neighborhood of Rancho Cordova

I took my oldest son to the 11th Annual Rancho Cordova Christmas Tree Lighting last night in the Capital Village area. I took some photos as well as shot a few brief clips with my Flip camera (only 40 seconds as shown below). This was a festive family-friendly event, and it’s always nice to run into so many familiar faces too. 

This annual event takes place in the Capital Village neighborhood in Rancho Cordova at Village Greens Park. If you’re interested to learn more about this neighborhood, you can check out a previous video tour I shot a year ago where I drive through the neighborhood and talk through the different types of houses.

I think events like the Christmas Tree Lighting help shape a sense of community for Rancho Cordova as well as boost a festive atmosphere for the Capital Village neighborhood. What events in your city or neighborhood help foster a sense of connectedness or pride among residents? Also, if you live in Capital Village, what do you think of the yearly Christmas Tree lighting (on top of all the other events)? Good? Bad? I’m curious to hear your perspective.

Real Estate Market Trends in “Capital Village” in Rancho Cordova

Capital Village is a planned community in Rancho Cordova built by Beazer Homes (construction is ongoing still). Within the development there are a combination of detached and attached housing units ranging from one to three stories. The community has two parks, access to local commercial retail shops within walking distance, active residents, and a convenient location within close proximity to many local employers (and Rancho Cordova City Hall).

There are four housing styles within Capital Village:

  • Bungalows:  1 and 2 story properties on the Eastern side of the development.
  • Reflections:  Units along and near International Drive that are 2 and 3 stories in design. These units were previously called “Brownstones” and the word is that many residents still refer to them as such.
  • Fusion:  As pictured above, these multi-colored attached units are hard to miss when driving through Capital Village. Fusion has a higher HOA fee than the other three property styles due to being attached. There are actually two separate HOAs within the Capital Village development (one for attached units and one for detached units). The Fusion units were formally called “Villas” but Beazer changed their name to Fushion.
  • Cottages:  Units with a garage on the front of the house and located between Bungalows and Fusion. All other units have garage access in the rear.

Capital Village Real Estate Data in Rancho Cordova (MLS Data):

  • 8 current Active listings in MLS (note: Beazer very likely has other properties that are listed for sale but are not on MLS).
  • 3 current Short Sale Active listings
  • 21 current Pending listings
  • 3 short sales listings are between $195,000-$200,000
  • Pendings range from $184,664 to $315,759
  • High MLS sale in past 12 months was $312,889
  • Low MLS sale in past 12 months was $190,000
