No longer half-built in the Oak Park Neighborhood

It’s nice to take pause and see good things happening in the Sacramento real estate market. It’s not all bad news thankfully. Below are three houses on 37th Street in the Oak Park area that began construction several years back, but ended up going into foreclosure during the building process. These houses sat vacant for quite a while until they were purchased in January 2010 by an investor. All units have since been rehabbed throughout and are currently listed for sale. I snapped the half-built photo in October 2009 and the remodeled photo last week. 

This is a win for the neighborhood, don’t you think?

A major remodel of a $5,000 house in Sacramento

This house was a major Oak Park fixer, and it actually sold in 2010 for $5,000. No, I’m not kidding. This was the lowest sale in all of Sacramento County last year, and there was certainly a good reason for that. Have a look at the video below to catch a glimpse of images throughout the rehab process and a walkthrough of the finished product.

This property was rehabbed by Housing Group Fund under the umbrella of the Neighborhood Stabilization Program (NSP) through SHRA. I shot this video during an appraisal inspection, and I have full permission to share the video and information (otherwise I would not be sharing it). And no, I’m not asking blog readers to buy this house and I’m not marketing to you either. I simply want to share a video about a house we’ve talked about here on the blog a couple times already.

Walking tours of Oak Park in Sacramento?

I just finished listening to a 15-minute interview with a Sacramento State professor, Dr. Robin Datel, and Capital Public Radio’s Jeffrey Callison. If you’re looking to understand a bit more about the Oak Park area of Sacramento or even take a walking tour, give it a listen. The interview begins at 13:50.

Rehab Project on 37th Street in Sacramento = Good News for the Oak Park Neighborhood

What do you get when a builder runs out of money in the current economy, but is only half-way finished with a house? Answer: Probably a foreclosure. This was certainly the case with three 2,222 square foot 4/2.5 properties on the corner of 37th Street and 12th Avenue in the Oak Park Area of Sacramento. 

I am very pleased to see these foreclosures were purchased earlier this year in a bundle deal by the same buyer for $35,000 each, and they are currently being rehabbed. When I think of an area improving, this appears to be a win because improvement happens one house at a time, doesn’t it?

What does an REO fixer-upper house look like?

I recently inspected a bank-owned huge fixer of a house in the Oak Park area of Sacramento, and I put together a one-minute video below (or HERE) for you to experience a bit of what I saw. This house sold for less than $20,000.

By the way, I do have the full blessing of my client to use images of this house they purchased. Photos from the Field: Oak Park Vacant “Starbucks Building”

I inspected a property in Oak Park yesterday, and while on the road I snapped a shot of the now vacant “Starbucks building” on Broadway. It’s been just about two weeks since the Oak Park Starbucks shut its doors. I know it can be popular in some circles to hate Starbucks, but this one felt a little different because it was connected to an exciting commercial renovation project for the community. Now it’s just another vacant building, one among many, in the current real estate market.

Businesses starting and failing is a part of the cycle of capitalism, and that’s just life, but let’s hope for great things for the next company that moves in on this corner.
