Rosemont Area of Sacramento

Three years of sales in the Rosemont Area of Sacramento & thoughts on graphs

I’m doing some market research right now in the Rosemont area of Sacramento. As an FYI, I thought locals might like to see all Rosemont sales graphed out over the past three years. There is a pretty clear trend downward when considering the entire spectrum of time, right?

The first graph contains all Rosemont sales with no parameters, whereas the second graph depicts only sales between 1300-1700 square feet built between 1950-1990. You can see how the second graph trims off some of the top and bottom of the market. If I were to continue to include graphs in this post, you’d see the data getting tighter and tighter as I narrow down the parameters on my data. This tightening phenomenon really helps to illuminuate the beginning part of my appraisal process in researching the big picture in a neighborhood, and then slowly breaking down the data into chunks more similar to the house I am appraising. The more research I do, the more I narrow down a realistic market value for a property.

Jeopardy and Building an Online Business Presence

I remember stumbling upon an episode of Jeopardy in the early 90s and seeing that they too had jumped on the “bandwagon” of the world wide web. Yes, even Jeopardy now had a website just like everyone else. Do you remember those days?

It’s wild to think that just 15 years ago the idea of the “world wide web” seemed to be on the fringe, but it’s now a very significant part of our lives. Consider how the world has changed in the past several years with the advent of things like smart phones, Facebook, YouTube, Twitter, Google, and blogosphere. The web has opened up opportunities for us to communicate, do business, be more efficient, waste time, shop, date, read the news, share videos, meet people, etc…

If you are in business, the truth is that people want to reach you online. They hope to find your website, understand more about your company, and see what others are saying about you too. They may even wish to connect with you on Twitter or Facebook. I know it can sound overwhelming to someone who is not a social media convert, but don’t worry because you don’t have to be a tween techie guru to be successful online, and you can certainly take small steps to further develop your web presence over time. The key is to find what is going to work for you and your business and then incorporate a realistic and doable social media rhythm into your life. Ask yourself the question: What facet of the web or social media right now will help you further connect and build relationships with people? 

Why do I spend time thinking about this stuff? Because it’s the wave of the future that is now here. My goal in business is to provide a great product and be relevant, resourceful, and focused on relationships with people (both online and in person). Just yesterday a local home owner googled me and ordered a pre-listing real estate appraisal for his house in the Rosemont area of Sacramento. After this man perused my website, he called me to connect for business. That’s how it works these days in many cases, and I plan for this scenario to only increase over time as our society continues to embrace an online lifestyle.

The Rosemeont Area of Sacramento: Real Estate Market Trends June 2009

Rosemont is a community of single story, two-story and tri-level houses just South of Highway 50 and East of Watt Avenue in Sacramento. The neighborhood has easy access to Folsom Blvd and the Light Rail Station and is located within close proximity to Downtown Sacramento.

What’s been happening in the Rosemont area of Sacramento in terms of real estate activity? The data below is based upon information provided in Sacramento Metrolist within the following defined boundaries:

  • Sales in Past 12 Months:  139
  • Sales in Past 90 Days:  31
  • Current Active Listings:  6
  • Current Active Short Sale Listings:  19
  • Current Pending Listings:  18
  • Low Sale in Past 90 Days:  $90,000
  • High Sale in Past 90 Days:  $230,000
  • Low Sale in Past 12 Months:  $90,000
  • High Sale in Past 12 Months:  $280,000

It looks like the oversupply of listings is being absorbed and that price levels are becoming more attractive to local buyers. That’s a good thing and encouraging to home owneres too. Yet one question to ponder within Rosemont and any local neighborhood is how many foreclosures are coming to the market soon and how that might impact property values. Are banks holding on to some of their inventory within Rosemont right now? Market Trends: Past 90 Days in the Rosemont Area

What’s been happening in the Rosemont area of Sacramento in terms of real estate activity? The trend graph below is based upon the past 90 days of sales and listings from information provided in Sacramento MLS (the only listings included in the graph are those which were actually listed in the past 90 days – some listings have been on the market for well over 90 days and were not used in the graph).

From the trend graph it appears that there are many recent sales and current listings being priced between $175-200K. It appears too that there are a good amount of listings priced below the level of the most recent sales, which is a classic feature of a declining market.

Data for Rosemont Area of Sacramento as of 02/27/09:

  • 7 current Actives
  • 20 current Short Sale Actives
  • 20 current Pendings
  • 27 sales over the past 90 days
  • Median Price of $190,000 over past 90 days
  • Average price per square foot over past 90 days: $126.33
