One of the things I love about real estate is how there is always something new to see, and usually a story behind what is seen. Pictures like this make me smile for two reasons: 1) The owner found a cost-effective way to help older knees take a shower; and 2) Points for creativity. Of course when it comes to resale value, I’m not sure buyers would prefer tubs like this throughout a home, so I’d suggest maybe only doing it to one bathroom.
Win a $5 Starbucks Card: Come up with a clever alternate reason why this tub was cut down, and I’ll email a $5 Starbucks card to my favorite comment below.

That is funny, Sue. Well done!!

Water feature= more $$!
Jeff Grenz says
Handicap access, etc. How much water does a tub need to hold anyway?
WIll this pass FHA?
Ryan Lundquist says
I don’t see any reason why it would not pass FHA. I don’t see any health or safety issues. I don’t think this feature would contribute negatively to deferred maintenance either (though hopefully water does not splash out everywhere… which could lead to problems). I’m not aware of any bare minimum standard that a tub needs to hold. Ulitmately it would be odd not to have any tub in a house though because it’s normative.
Ryan Lundquist says
That’s right, Jeff. It’s an efficiency item.

Over-sized bidet?
Ryan Lundquist says
Wow, Anne. I’ll try not to picture that. 🙂
Chris Little says
I think the owner was trying for early compliance with the new water conservation requirements coming in a couple of years. It’s a low flow tub tub to go with the low flow shower head. Also produces less water down the drain so it reduces the the amount needed to be treated before Regional Sanitation treats it and releases it back into the river.
Ryan Lundquist says
Chris, way to recognize this owner’s quest for conservation. That made me smile. Nice job.

because they didn’t want to buy and install a walk-in-tub which cost thousands of dollars?
Ryan Lundquist says
I think they were on a limited budget. It’s definitely a creative approach. 🙂

Obviously it’s a lie-down shampoo sink for the homeowner with a really big neck.

That is funny!!

Everyone, I loved the responses here and on Facebook (www.facebook.com/SacramentoAppraiser) and Twitter. They were all so great. It’s fun to see how one picture can spark the imagination. Thank you so much.
It was not easy to pick a Starbucks card winner because you all made me smile or laugh. I really struggled to choose my favorite, but since I had to narrow it down to only one I went with a comment from Paprikapink: “Obviously it’s a lie-down shampoo sink for the homeowner with a really big neck.” Very clever and random (which I liked). She wins the coffee card. Thanks Paprikapink and everyone.
David K says
Good one! But stop getting up to post Blog comments at 4am. You could’ve waited to unveil the winner at a more reasonable hour. 😉
Ryan Lundquist says
Very true. I don’t know what happened last night. I’ve been up since about 3am. I finally got out of bed at 3:30am to start work. I’m sure I’ll be feeling it this afternoon especially. 🙂
